Heeton Holdings Unveils Dawa at Hilltop: A New Five-Star Gateway to Bhutan’s Luxury Travel Market

Singapore-based Heeton Holdings is set to make a significant mark in Bhutan’s hospitality landscape with the upcoming launch of Dawa at Hilltop by Heeton in Paro, a pioneering property that represents the company’s first ground-up hotel development and direct management venture in Asia.

Scheduled to open in August, the property promises to fill a crucial niche in Bhutan’s emerging luxury tourism market, offering an innovative approach to high-end accommodations in this unique Himalayan destination.

The resort boasts 87 meticulously designed rooms complemented by an impressive array of amenities, including a sophisticated spa, state-of-the-art gym, heated indoor infinity pool, and Cypress, a fusion restaurant that aims to tantalize guests’ culinary senses. The property also features versatile event spaces, including an open-air bonfire deck that can accommodate 200 guests and a rooftop terrace capable of hosting up to 400 visitors.

Group General Manager Jeryl Sing explained the strategic rationale behind their direct management approach: “Bhutan represents a niche, predominantly leisure-focused market. With all visits requiring agency bookings, we recognized that direct operational management would be more cost-effective than engaging an international brand management team.”

The resort is strategically positioned as an entry-level five-star property, targeting discerning travelers seeking premium experiences without the extreme price points of ultra-luxury alternatives. Nightly rates are projected around US$650, depending on the season—a competitive price point that bridges the gap between budget accommodations and top-tier international resorts like Six Senses or Aman.

Heeton Holdings’ vision extends beyond this initial property. The company has additional land adjacent to the current site and is exploring expansion opportunities in other Bhutanese cities such as Thimphu and Punakha. This measured approach reflects a long-term commitment to Bhutan’s hospitality sector.

The resort’s strategic location near The Royal Academy also positions it as an attractive venue for corporate events, particularly during traditionally slower tourism seasons. While Bhutan’s business event market is modest compared to larger regional hubs, Sing sees potential in attracting smaller corporate gatherings.

Acknowledging the challenges of Bhutan’s tourism model—including the Sustainable Development Fee that can deter some travelers—Sing remains optimistic. “The Bhutanese government’s focused approach to sustainable tourism development is promising. We’re aligned with their vision of attracting high-quality, responsible travelers.”

This launch represents a significant milestone for Heeton Holdings, marking a strategic shift from their previous model of working with international hotel management brands. With successful operations in Thailand and a portfolio of nine hotels in the UK, the company is demonstrating its adaptability and forward-thinking approach to hospitality investments.
